A more open workspace layout and a building in the heart of downtown Fort Wayne are just two of the reasons that Katz, Sapper & Miller employees are enjoying their new space.

“We knew we wanted to be downtown,” Steve Warner, managing partner of the certified public accountants and tax firm, said.

The firm’s name appears in white high above the Harrison Street side of the 202 Metro building.

The building formerly known as the Metro building and described as once “an ugly duckling” by Downtown Improvement District President Bill Brown has transformed with a modern facade. Now as 202 Metro, named for its 202 W. Berry St. address, about three-quarters of its 6th floor is home in the CPA firm.

KSM has 30 employees there, having added five since moving a little over a year ago from near Northrop High School on the city’s far north side.

The firm leases about 9,000 square feet and has “experimented,” Warner said, with amenities such as the employee break room. Its office has a 50-person training center and a balcony that provides space for meetings or lunch outside.

The firm has an Indianapolis location and between it and Fort Wayne has clients from across the whole state, Warner said.

202 Metro is also home to 5/3 Bank on the lower floor’s southwest corner and Sturges Property Group on the fifth floor. However, Floors 7 and 8 at the top are luxury $1 million condos to be built to the owners’ specifications, according to the website.

With 2- and 3-bedroom options, owners will have access to gym and a landscaped rooftop patio with private seating areas and grills.

Three of the condos, ranging in size from 1,789 to 3,295 square feet, are available while seven others are marked as “reserved” on the website.

Troy Reimschisel represented the buyer, 805 Airport North, LLC in its recent purchase of a 2,077-square-foot office condo at 805 Airport North Office Park.

Downey also represented the landlord, Barry Knoll, LLC and the tenant, WKM, Inc. in the recent lease renewal of 2,400 square feet of industrial space at 6032 Highview Drive, Unit E.

Downey also represented the seller, JAL Properties, LLC in their recent sale of a 10,428 square feet industrial property at 1828 S. Anthony Blvd. and 1718 Simons St.

Diana Parent and Downey represented the seller, Daniel M. Turner, in the recent sale of 98 acres at 6219 and 6011 Union Chapel Road.

Whitney Peterson represented the tenant, Pam Covington with Edward Jones, in the 1,184-square-foot office lease for space at 6525 Constitution Drive.

The Zacher Company

John Adams, CCIM and Steve Zacher, SIOR, CCIM of the Zacher Company represented the seller, Residential Care IX, LLC, in the sale of 5.066 acres of land located at 7700 W. Jefferson Blvd., Fort Wayne, to Midwest Hospitality, LLC.

Zacher, represented both the landlord, EDE, Inc., and the tenant, Goodwill Industries of Northeast Indiana, Inc., in the lease extension of 22,100 square feet of retail space at 6256 W. Jefferson Blvd., Fort Wayne.

Joy Neuenschwander, CPM, of the Zacher Company represented the tenant, Rollins Inc. dba Orkin, in the lease of 5,000 square feet of industrial space located at 3835 Superior Ridge Drive, Fort Wayne.

Neuenschwander represented both the landlord, LD & Joyce L. Williams Investments One, LLC, and the tenant GioMare Group, LLC, in the lease of office space at 4646 W. Jefferson Blvd., Fort Wayne.

Dan Reese of the Zacher Company represented both the landlord, Bell Enterprises, LLC, and the tenant, Hoosier Sports and Chiropractic, in the lease extension of 1,830 square feet of office space at 3030 Lake Ave., Fort Wayne.

Evan Rubin of the Zacher Company represented both the landlord, WSW Realty, LLC, and the tenant, Shakeyah Smith, in the lease of office space located at 5743 Wilkie Drive, Fort Wayne.


Some figures in the Zacher Co. 2019 Northeast Indiana Industrial Market Survey didn’t get updated before deadline.

The total amount of industrial space occupied in 2018 was nearly 3.1 million square feet with 20\20 Custom Molded Plastics expanding by 240,000 square feet at 785 Decker Drive in Bluffton.
