An indoor pool, countertop upgrades, walking trails and heated driveways and walks are just some of the amenities that Prairie Landing by the Towne House residents will have.
The 60-acre gated community, 9119 Illinois Road, designed for active adults, 55 and older, is expected to have its first residents move in in about 5-6 weeks, Nancy Jones, BHI vice president of marketing, said.
BHI, the owner of the Towne House on St. Joe Center Road that provides assisted living, memory care, skilled nursing, and rehabilitation services, has owned the 70 acres for Prairie Landing for a few years.
“It’s really a condo alternative for a lot of people,” Jones said.
The 2-bedroom homes come with an 1,850-square-foot (Poplar Chase) or a 2,400-square-foot (Oaks) floor plan. Both have attached two-car garages with epoxy flooring. Options on upgrades to flooring and cabinets are available. The open-concept layouts come with outdoor space. The homes are pet-friendly.
If residents do need more care, they’ll get priority entrance to the Towne House. Costs vary, with an entrance fee and a monthly fee on top of that. For example, a declining refund plan allows for 90% of the entrance fee to be amortized over 48 months if the resident leaves the community. The fees for the 1,850-square-foot home, for example, are a $261,000 entrance fee, a $5,000 couple add-on entrance fee, and monthly fees of $1,700 for a single person or $1,900 for a couple.
Comparatively, another option allows for 80% of the entrance fee to be refunded when the resident leaves the community. The 1,850-square-foot home would come with a $417,600 entrance fee with an $8,000 couple add-on entrance fee and monthly fees of same entrance fees as the other option.
Construction is currently going on, with a couple of model homes already completed. A community center, where activities such as book clubs will take place, is also under construction.
